Items Covered During the First Year Warranty Term:
According to construction quality standards, for one year from the Effective Date
of Closing, the builder warrants that a buyer's home will be free from
deficiencies in materials and workmanship, including:
- Site Work
- Concrete
- Masonry
- Carpentry
- Thermal & Moisture Protection
- Doors & Windows
- Finishes
- Specialties
- Equipment
- Mechanical Systems
- Heating, Air Condition and Ductwork
- Electrical Systems
- Mechanical Systems
- Electrical
Items Covered During the First and Second Year Warranty Term:
According to construction quality standards, for two years from the Effective Date
of Closing, the builder warrants that a buyer's home will be free from deficiencies
in the electrical, plumbing, and mechanical distribution systems, including:
- Water Supply System
- Septic Tank System
- Plumbing
- Heating & Air Conditioning
- Electrical
Items Covered Under the 10-Year Structural Home Warranty:
According to construction quality standards, for ten years from the Effective Date
of Closing, you warrant that your home will be free from major structural defects.
A Major Structural Defect (“MSD”), is defined as: Actual physical damage
to one (or more) of the following designated load-bearing elements of the Home,
caused by failure of such load-bearing elements, which affect(s) their load-bearing
function(s) to the extent that the Home becomes unsafe, unsanitary, or otherwise
unlivable. This definition is identical as defined in the regulations of the Department
of Housing and Urban Development in effect at the time of this Express Limited Warranty.
Load bearing elements include:
- Foundation systems and footings
- Load-bearing beams and girders
- Lintels (other than those supporting veneers)
- Roof framing members (rafters and trusses)
- Floor framing systems (joists and trusses)
- Load bearing walls
- Load bearing columns
