What makes you different from the competition? StrucSure Home Warranty was co-founded by a builder with the intent of making structural coverage affordable, flexible and easy for builders of all sizes. We offer personalized service through our field reps and home office. Builders may register or renew their registration online, pay the registration fees, and request home enrollment application online.
How much is your warranty program? Initial member enrollment is $495 with an annual $295 fee. For home enrollment, StrucSure can offer competitive pricing with both fixed and per thousand rates. Pricing is dependent on location and volume. Call our home office to put you in touch with a rep in your area.
Are your warranties FHA approved? StrucSure Home Warranties meet FHA, VA and HUD warranty criteria, which in turn maximizes financing options and reduces required inspections.
How fast is your turn-around time for warranties? Typically our turn-around time is 1-2 weeks, however if you are in a rush we can push it through more quickly.
What does your 10-year warranty cover / not cover? The 10-year warranty covers major structural defects, which are defined as a failure in a load-bearing element of the home to the extent it becomes unsafe, unsanitary or otherwise unlivable. It does not cover cosmetic, workmanship items, it is major catastrophic coverage. An analogy would be to major medical that is effective against large, expensive procedures.
Does your 10-year warranty program cover service-related problems after the house is built? Builders can buy our 2-10 home warranties, which will back the builder on workmanship in the first year and the delivery portion of systems through the second year.
How much paperwork is the builder responsible for such as forms, reports, etc.? We've made our process the simplest in the industry. We research your company, but do not require extensive paperwork like financial statements or long lists of references to become a member. How accessible are you and your corporate office if time is a factor? Typically calls are answered in person and routed to the appropriate regional rep. Our policy is to respond within four hours.
How do you handle claims? If homeowners have a workmanship claim during the first year or a claim with the delivery portion of systems in the first or second year, they should contact the builder. If the builder is unable or unwilling to respond, homeowners should file a Notice of Complaint form found in the warranty coverage booklet. Structural claims should be submitted with a Notice of Claim form found in the warranty coverage booklet directly to StrucSure.
I have always built without warranties. Why do I need them now? Without a warranty, builders face responsibility for defects that fall within a state's implied warranty period, which may be even longer than 10 years. The average structural claim is $30,000 and court costs could increase this figure dramatically. StrucSure also provides third-party binding arbitration to help both builders and buyers settle disputes out of court.
I have been with Brand X for several years. Why should I change? The last thing you need is one more headache before closing. Builders across the board have told us that, above all, they want the process to be easy. We listened, and we offer the simplest home enrollment process in the industry. What are your inspection requirements? StrucSure accepts faxed copies of the inspections that you get throughout the building process. On a case-by-case basis, additional inspections may be necessary.
How does the third- party arbitration work? If there is a dispute between builder and buyer, StrucSure Home Warranty will bring in Construction Arbitration Services, Inc. (CAS) or a mutually agreed upon arbitration service to settle the dispute out of court. CAS works exclusively in the building industry and understands the problems.
How long has your company been in business? StrucSure Home Warranty was founded by Jerry Thompson and Stephen Latham in 1997. Jerry Thompson has been in the home warranty business since 1985. Stephen Latham has been a new home builder since 1978.
Who can purchase the warranty? The builder must purchase the warranty and then provide it to the Homebuyer(s) at closing. The warranty may not be purchased by the Homebuyer. |
