What warranty products do you offer on new homes?  
StrucSure offers the following insurance-backed warranties on new homes:

  • A 1, 2 and 10-year combined warranty which includes coverage for one year on workmanship and materials, coverage for two years on the delivery portion of systems (electrical, plumbing, and heating & A/C), and coverage for 10 years on major structural defects. 

    Under this combined warranty, the one-year portion backs the builder’s obligation to the buyer for workmanship and materials. Under the one-year warranty provision, StrucSure will cover workmanship and material defects in the event the builder is unable to do so. 

    The two-year warranty backs the builder’s obligation to the buyer for the delivery portion of systems (water supply system, septic tank system, plumbing, electrical, and heating & A/C).  Under the two-year warranty provision, StrucSure will cover the delivery portion of systems in the event the builder is unable to do so.   

    The 10-year structural warranty begins on the day of closing and lasts for 10 years.

  • A 10-year major structural defect warranty (does not include the one and two year options above).  This warranty coverage begins on the day of closing and lasts for 10 years.

What exactly does each component cover? 
The one and two-year warranty is optional coverage which acts as a surety program, backing the builder obligation to provide warranty coverage on workmanship and materials for one year from the date of closing and the delivery portion of systems (water supply system, septic tank system, plumbing, electrical, and heating & A/C) for two years from the date of closing.

The 10-year structural warranty covers major structural defects (does not include cosmetic workmanship items).  This coverage begins on day one of closing and lasts for 10 years. The definition of a major structural defect (MSD) is defined in our Warranty Coverage Booklet.  The list below represents covered components:

1.  Foundation systems and footings

2.  Load-bearing beams and girders

3.  Lintels

4.  Roof framing members (rafters and trusses)

5.  Floor framing systems (joists and trusses)

6.  Load bearing walls

7.  Load bearing columns

8.  Structural roof sheathing (only if the Home has the
     original FHA/VA financing still in effect)

The Construction Quality Standards in our Warranty Coverage Booklet define the builder obligations for the two-year warranty coverage. StrucSure Home Warranty will only assume those warranty obligations should the builder fail to perform them. This coverage can be added to the 10-year major structural defect (MSD) warranty but cannot be purchased alone.  Both the two-year and the 10-year coverage options are necessary in situations where the warranty is being used to satisfy HUD requirements.
